to collaboration and join in partnership with other organizations and

The CLT Concept
Individual and community interests are balanced.
Land is held in trust by means of a democratic,
community-based organization.
Land is made available to individuals and groups by means
of a lifetime, inheritable, or long-term lease.
Leaseholders own the buildings or improvements they make.
The CLT reserves the right to purchase these improvements
for the adjusted value of the original cost.
The individual or household receives the essential
benefits of private ownership (security, equity, and a legacy for the
descendants).
The community is protected from the potential abuses of
ownership (monopolization, absentee control, and speculation).
How it works
The CLT sells the home – but never the land.
The CLT sells the home to low-to-moderate income buyers.
The CLT sells the home at a price significantly below
market value.
At resale, the homeowner gets a pre-determined percentage
of the increase in market value.
A new low-to-moderate income buyer is able to purchase the
same home without additional public or private grants or subsidies.
